Cancellation & Booking Amendment Policy

We require a minimum of 14 days’ notice for any cancellation or date change.

  • More than 14 days before arrival: A £10 administration fee will be deducted from the booking total, and the remaining balance refunded.

  • Within 14 days of arrival: Bookings are non-refundable.

  • Date changes: Free of charge if made more than 14 days in advance, subject to availability.

  • Short-notice changes (under 14 days): We are unable to amend bookings.

Bookings may be transferred to another person at any time. Please notify us of any name or contact detail changes.

If the alternative date selected is of a lower value, the difference is non-refundable. All date transfers must fall within the same operating season (March–October).

We do not offer refunds for adverse weather or unused hut days.

To cancel, please email office@thehappyhuts.co.uk with your full name, booking date, and hut details.

Hut Allocation, Availability & Operational Changes

We reserve the right to move your booking to an alternative hut or amend arrangements at short notice where required due to maintenance, safety concerns, access restrictions, or other operational reasons.

In the unlikely event we must cancel your booking and no suitable alternative can be offered, a full refund will be issued.

COVID-19, Illness & Unforeseen Circumstances

If you or a member of your party are unable to attend due to COVID-19 or similar illness:

  • Where possible, and if your booking can be resold, we may offer a date transfer subject to availability.

  • At least 48 hours’ notice is required for any such request.

In the event of lockdowns, government restrictions, pandemics, extreme weather, or any other unforeseen circumstances beyond our control, bookings may be postponed, amended, or cancelled. Where cancellation is necessary, a refund will be issued (administration fee of £5 applies).

Noise & Beach Environment

While we encourage considerate use of the huts (recommended maximum of six adults per hut), please note that the beach is a public space. As such, we cannot control or be held responsible for noise or activity from other beach users. We ask all guests to help maintain a respectful and enjoyable environment.

General Terms of Hire

  • Access is from 09:30am. There is no fixed check-out time; however, parking restrictions apply seasonally.

  • A hut booking does not guarantee parking availability. Please refer to Holkham parking information: 

  • Overnight stays are not permitted.

  • No fires, BBQs, candles, smoking, or naked flames are permitted in or around the huts.

  • No speakers or amplified music.

  • Maximum of 6 people per hut (excluding children under 12). This includes visitors to the hut or surrounding beach area.

  • Guests must bring drinking and washing water between November and April, when taps are switched off on the beach. Water is available in the car park.

  • The person making the booking is responsible for ensuring all guests comply with these Terms and Conditions.

  • Bookings may be transferred to another person, provided we are notified.

Care of Huts & Conduct

  • Please leave the hut clean and tidy, including washing all provided items and sweeping the interior.

  • All rubbish must be removed by guests.

  • Any damage beyond normal wear and tear may be charged to the booking holder.

  • Please report any breakages before departure.

  • Keys must be returned to the key safe after use.

  • Valuables are left at your own risk.

We reserve the right to terminate a stay without refund where behaviour is deemed unsafe, disruptive, or inappropriate.

Safety & Use of Facilities

  • Steps to huts must be used with care; children must be supervised.

  • Hammocks are used entirely at your own risk.

  • Gas stoves must be used in accordance with provided instructions and are for boiling water only (not cooking). Incorrect use may incur a £15 charge for replacement or repair.

  • A fire extinguisher and blanket are provided in each hut.

Liability

We accept no liability for loss, damage, injury, or theft during your stay. Guests are responsible for their own belongings.

Parking

We cannot guarantee parking availability, and no refunds will be issued where parking is unavailable. Guests are advised to arrive early during peak periods.

Additional Policies

  • Lost keys incur a £15 replacement fee.

  • Lost property can be collected the following morning or posted for £10, or donated to charity upon request.

  • Any issues must be reported during your stay; retrospective claims cannot be considered.

  • Drones are not permitted on the beach.
